Forecasts for 2026 paint a healthier picture across the Piedmont Triad and Chapel Hill. Rates are expected to ease into a more reasonable range, bringing affordability back to the table. With better purchasing power, buyer demand is projected to improve significantly. The statewide forecast calls for price appreciation of 2–4% and sales increases of 4–6% as more buyers re-enter the market. In the Greensboro-High Point-Winston-Salem Triad, median prices near $300K (up 3%) will fuel continued demand with 4% growth in homes sold.

In Orange County specifically, experts predict price appreciation in entry-level segments, particularly for homes under $400K where buyer volume clusters. This means homes that are well-staged, properly priced, and marketed aggressively will attract multiple showings quickly.

One critical insight for 2026: launch timing matters. Early March through late February has been identified as the optimal window for listing in Orange County, when returning buyers are most active. In Guilford and Alamance counties, where populations continue growing and inventory remains constrained, the spring market will be competitive for well-positioned homes.
