Certain repairs directly impact your sale and market value: HVAC system failures (mandatory—buyers require this), roof leaks (essential for appraisal approval), structural issues (must disclose anyway, so fix upfront), plumbing problems (buyers expect working systems), and electrical hazards (safety and code compliance).Not fixing these creates contingencies, appraisal issues, and can kill deals entirely.


**The Strategic Repairs: Consider Carefully**

Medium-impact repairs require cost-benefit analysis: kitchen updates (unless severely outdated), bathroom renovations (minor refreshes yes, full remodels maybe not), flooring replacement (refinish existing versus new?), and paint and cosmetics (almost always worth it).


**The Skip-It Repairs: Price Accordingly**

Some repairs shouldn't happen pre-sale: major renovations beyond 50% improvement recoup, expensive upgrades in older homes, trendy updates that might not appeal to all buyers, and highly personal customizations.
